Central Iowa Home Sales Surged 19% in June 2026 — Here's What Buyers and Sellers Need to Know

July 23, 2026 · Jackson Krile

Central Iowa's housing market just posted its strongest sales month of 2026. Des Moines metro home sales jumped nearly 19% year-over-year in June — and if you're watching the market from the sidelines, that number deserves your attention.

Here's the full read: what sold, what didn't, and what it means if you're buying, selling, or house hacking in Ankeny, Johnston, Urbandale, Bondurant, or anywhere in between.

Des Moines Metro: June 2026 Snapshot

Despite what's typically a summer cooling-off period, buyers came out in force. Nearly 1,700 families closed on homes in the Des Moines metro in June alone. That's not a slow market — that's a market with real momentum behind it.

Iowa Statewide: May 2026 Numbers (Most Recent Official Data)

Statewide, homes are moving at a pace most markets would envy. A 10-day median DOM means the right home, priced right, is not sitting. Buyers need a game plan before they start touring — because good properties are still going fast.

Ankeny Market Snapshot: June 2026

Ankeny's numbers tell a two-speed story. The majority of homes — nearly 63% — are landing below list price, which gives buyers real negotiating room on many properties. At the same time, nearly 17% of homes are still generating multiple offers and closing above asking. The difference almost always comes down to condition, presentation, and pricing strategy on day one.

What's Actually Driving the Summer Surge?

Three forces are converging right now:

1. Inventory is growing, but demand is keeping pace. More homes on the market is genuinely good news for buyers — 7.2% more active listings statewide compared to last year means more options. But those listings are also being absorbed quickly. Pending sales are up 4.1% year-over-year, which means buyers are moving, not just browsing.

2. Sellers are pricing more realistically. With 62.9% of Ankeny homes closing below list, sellers who overshoot on price are sitting. The ones who price competitively from the start are still selling in two to three weeks and walking away with solid returns.

3. The Des Moines metro is proving its stability. A 4.6% year-over-year increase in median sale price while closed sales surge 18.7% is a healthy signal — prices are rising steadily without the volatility we've seen in overheated markets across the country. That's a long-term win for Central Iowa homeowners.

What This Means for Buyers Right Now

This is one of the better buyer environments we've seen in the last three years. You have more options than a year ago, and negotiating room exists on a significant portion of listings. That said, the best homes — updated, well-located, priced correctly — are still going pending in under three weeks. The right move is to get pre-approved, know your target communities, and be ready to act. What This Means for Sellers Right Now

Demand is real and prices are holding — the metro median just hit $319,000. But you cannot outrun the data. Homes that list above market and sit past 30 days are giving up negotiating leverage they'll never get back. The sellers winning this summer are the ones who price sharp, present well, and leverage the demand that still exists. If you're thinking about listing before school starts, the window is still open. Central Iowa Community Quick Read — Summer 2026

What this means for your strategy: The summer 2026 market is proving that Central Iowa is not following the national slowdown script. Sales volume is up, prices are up, and inventory is growing at a manageable pace. Whether you're buying, selling, or investing, the window for smart action is right now — before fall inventory tightens and rates make the next move.
