The grade, not the neighborhood. Norwalk runs Oviatt for PK-1, Orchard Hills for 2-3 and Lakewood for 4-5, and every student in the district moves through all three. There is no elementary zone to shop for and no advantage to one subdivision over another on that basis. What the address does affect is the commute and the price band - and both are worth comparing.

  2. The Legacy and Lake Pointe areas carry the premium. Be prepared to compete there.
  3. New construction is concentrated west in The Legacy and north near Orchard Hills. Worth asking builders what is platted next and how the district plans to absorb it.
  4. Entry-level runs about $325K-$425K. Have financing lined up before you tour.
