That's exactly why I put this guide together - to walk you through the whole thing in plain English, from your first conversation with a lender to the day you get the keys, so nothing catches you off guard. Pre-Approval With a Local Lender

This is the foundation, and it's simpler than it sounds. A trusted Central Iowa lender looks at your income, credit, debts, and savings to help you settle on a comfortable price range. Here's what they'll usually ask for:

  • W2s (past 2 years)
  • Bank statements (3 months)
  • Retirement/IRA docs
  • Existing debts
  • Pay stubs (last 3)
  • Tax returns (2 years)
  • Record of assets
  • Employment-gap notes

Market Education + Showings

We'll talk through what the market's doing and what fits your range, then get you set up on the DMAAR + CIBR MLS portals - including RE/MAX office-exclusive listings you'll see before they reach the public MLS. From there, we tour homes at a pace that feels right for you.

Write an Offer + Negotiate

When you find one you love, we'll draft the contract and walk through every term together before we submit - price, possession, what's included, closing date, inspection, and financing. You'll bring your pre-approval letter and an earnest deposit (around 1% of the price, credited back to you at closing). I'll handle the negotiating so you don't have to.

Inspection + Contingencies

A general inspection usually runs about $400 - $550, with radon and a sewer scope around $100 - $150 each. Once the report comes back, I'll help you sort out which findings actually matter, what's fair to ask the seller to address, and - if it ever comes to it - when walking away is the right call.

Appraisal, Walk-Through + Closing

Your lender orders the appraisal to confirm the home's value, and about 24 hours before closing we'll walk through it together one last time to make sure everything's as it should be. On closing day you'll sign with your lender, me, and the closing attorney - and then the keys are yours.

How much money do I need to buy a home?

That depends on your down payment, loan type, and closing costs - and there are more options than most first-time buyers expect. We'll walk through the numbers early so you can plan ahead and avoid any surprises.

How long does it take to buy a home?

Once you're under contract, most purchases close in about 30-45 days. The search itself varies from person to person - we'll build a plan that matches your goals and the pace you're comfortable with.

How much should I offer?

It depends on the market, demand, the home's condition, and the seller's situation. I'll research the home with you and help you land on an offer that's both smart and competitive - you'll always understand the "why" behind it.

What does earnest money mean?

It's a good-faith deposit that shows a seller you're serious. It's held safely in escrow and typically applied toward your purchase at closing, so it isn't an extra cost - it's part of your down payment.

Should I get a home inspection?

Almost always, yes - it's one of the best ways to protect yourself. An inspection shows you the home's true condition and guards against surprise repair costs. I'll help you make sense of the report so it feels manageable, not scary.

What if the inspection finds issues?

That's very common and rarely a dealbreaker. Nearly every home turns up something. We'll figure out together which items truly matter and work through repairs or credits with the seller.

What if the appraisal comes in low?

An appraisal confirms the home's value for your lender. If it comes in low, we'll calmly walk through your options together and find the best path forward - you won't be handling it alone.
