Granger is really a mix of three things — established in-town homes, rural acreages, and new construction. In-town and older homes tend to be the most affordable entry points, while acreages and new builds push higher. Through 2026, list prices in the 50109 ZIP have generally run in the $400,000s into the $500,000s and up, with acreages and custom new construction on the higher end. Treat that as a range, not a promise — a small-town sample bounces around, and the only number that truly matters is the one on a specific home.
Inventory is limited. When a well-priced, move-in-ready home in a desirable spot hits the market, it can go quickly — so being pre-approved and ready to move is a real advantage here.

House hacking is one of my specialties, and Granger works a little differently than a bigger suburb. True side-by-side duplexes are scarce in a town this size, so the play here is usually a single-family home with rentable space — a finished walk-out lower level with its own entrance, or an acreage with an outbuilding or accessory-dwelling potential — where you live in the main home and rent the rest.
