Most listing-alert signups are a form sitting on top of a portal feed. This one is not, so here is exactly what you are signing up for.
Your matches come out of the DMAAR and CIBR MLS, the source of record every Central Iowa brokerage works from. The large national portals receive that data downstream, which is why a home can be active locally before it appears where most buyers are looking. You are getting the earlier copy, not a nicer version of the same one.
When something matches your criteria and could realistically carry part of its own payment, I say so and show the reasoning. That usually means a duplex, a home with a legal second unit, or a floor plan with a finished lower level and its own entrance. I am reading the numbers, not the listing description.
Only when something matches. There is no weekly digest and no unrelated homes padding out the list. If your criteria stop producing matches you stop hearing from me until they do again, and if what you are looking for changes, reply to any email and I will change it.
