Staging and photographyStaging sets the tone before a buyer reads a single line of the listing. When it helps, we bring in a professional stager, then professional photography once the home is ready. Photos are the first showing, and most buyers decide from them whether there will be a second.
MLS and syndicationYour property is listed in the Central Iowa MLS, which auto-populates hundreds of downstream sites including Realtor.com, Zillow, and Trulia. One accurate listing, distributed everywhere buyers are already looking.
Social and paid reachYour listing goes out across our social channels and to an audience that already follows Central Iowa real estate content. That audience did not appear overnight, and it works for every seller we represent.

What preparation actually buys you

Two things move a seller's outcome more than anything else: how ready the home is when it launches, and whether the price matches what the market will actually pay right now.

A home that launches prepared tends to spend less time on the market. Less time on the market means fewer weekends cleaning, fewer interruptions, fewer strangers walking through, and less pressure to accept a weak offer because the listing has gone stale. Homes that sit long enough eventually attract price-reduction conversations instead of offer conversations.

Pricing works the same way. Aim too high and you spend your best weeks of buyer attention on an audience that will not act. Aim too low and you leave money on the table. We will walk you through the tradeoffs at several price points so the number you choose is yours, made with the full picture in front of you.

Most of our business comes from repeat clients and referrals, which is the metric we actually watch, because it only goes up when the experience was worth talking about.

Full-time, experienced representation is not the norm across the industry. A large share of licensees nationally close only a handful of transactions in a given year, which means the person listing a home may be doing it for the first time in months. Selling a home is not a task that rewards infrequent practice. We do this every week, in these specific markets, and the process above exists because we have run it enough times to know where deals actually go sideways.
