Waukee became one of the fastest-growing cities in Iowa for specific reasons — schools, location, new construction, and the kind of neighborhoods people want to plant in. If you're considering a move to Waukee, here's the honest assessment from someone who works this market daily.
You'll love Waukee if you...
The Waukee Community School District serves roughly 13,600 students and is the fastest-growing district in Iowa. It runs two comprehensive high schools — Waukee High School and Waukee Northwest High School (opened in 2021) — plus a grade 6/7 and 8/9 middle-school structure and ten-plus elementaries. The district also serves students from Clive, Urbandale, and West Des Moines.
For specific school-level performance metrics, the Iowa Department of Education's School Performance Profiles tool is the most current objective source. I also keep a separate deep-dive on Waukee schools if you want every detail.
Waukee has several distinct sub-markets, each with its own character: Kettlestone, Fox Creek, Glynn Village, Sugar Creek, the Alice's Road / Grand Prairie Parkway corridor, and downtown Waukee / Triangle Park. Each has different pricing, character, and target buyer. For specific neighborhood guidance and current price bands, I work through this individually during the buyer consultation — and my full Waukee area guide breaks down each one.
Waukee sits on the metro's western edge with quick access to I-80, Grand Prairie Parkway, and Hickman Road. Figure 10-15 minutes to the West Des Moines / Jordan Creek employment and shopping corridor, and about 20-25 minutes to downtown Des Moines. Apple's $1.38 billion data center campus is also located in Waukee.
The Kettlestone district (walkable retail, restaurants, offices, and mixed-use neighborhoods) is the community's anchor amenity — what residents talk about, what visitors come for, and what frequently appears in real estate listings as a value-add. Add the historic downtown around Triangle Park and the Raccoon River Valley Trail access, and Waukee's identity blends new-growth energy with small-town roots.
Per Zillow, the typical Waukee home value sat around $337,000 in late 2025; because so much of the local inventory is newer construction, median sale prices commonly run in the high-$300Ks to low-$400Ks. Days on market vary by price point and neighborhood — well-priced homes in popular zones move quickly, while higher-priced or unique homes may take longer, especially where new construction competes for the same buyers.
