Tucked between east Des Moines and Altoona in Polk County, Pleasant Hill pairs an easy downtown commute with lake-and-trail access at Copper Creek, and it keeps adding new neighborhoods while holding entry prices below much of the metro. If you want proximity to the city without a big-city price tag, Pleasant Hill belongs on your short list.

Pleasant Hill's appeal is practical. In my experience, three things bring people here:

Pleasant Hill neighborhoods — where to start your search

Like most of the metro, Pleasant Hill isn't one market. Knowing the difference up front saves you weeks of looking at the wrong homes.

Copper Creek area — The newer, master-planned side of town around Copper Creek Lake. Mostly 2000s-and-newer construction, HOAs, trails, and walkability to the lake. Price range: roughly $300K-$475K depending on size and finish. Best for: buyers who want newer construction with recreation at the doorstep.

Original / older Pleasant Hill (near Doanes Park) — Established 1960s-1990s housing stock, mature trees, larger lots. Price range: roughly $230K-$350K. Best for: first-time buyers and investors looking for value and character.

Vandalia Road / SE corridor — A mix of established and newer infill closer to the Des Moines line, with easy commuter access. Price range: roughly $250K-$400K. Best for: commuters prioritizing drive time.

Northern subdivisions toward Altoona — Newer neighborhoods expanding along the Altoona border, larger lots and modern finishes. Price range: roughly $325K-$500K+. Best for: buyers wanting new construction with room to grow.

What the Pleasant Hill market looks like right now

House hacking in Pleasant Hill

House hacking is one of my specialties, and Pleasant Hill's lower entry prices make it one of the more approachable east-metro markets for it:

  1. Walk-out and split-level homes. Older Pleasant Hill has plenty — a finished lower level with a separate entrance makes a natural house hack.
  2. Lower entry prices. Getting in below the metro's western-suburb pricing gives the rent-to-payment math a better chance to pencil.
  3. Steady rental demand. Proximity to downtown Des Moines and east-side employers keeps rentals moving.

Schools in Pleasant Hill

Pleasant Hill sits on a district line, and this is the single most important thing to verify before you buy: most of the city is served by Des Moines Public Schools, while the newer portions are in the Southeast Polk Community School District. The exact attendance zone depends on the specific address.
