Ames is the Iowa State market - and that one fact changes everything about how you buy real estate here. Whether you're an investor sizing up student rentals, a faculty family moving to town, a recent grad putting down roots, or a professional relocating in, Ames plays by rules most Central Iowa markets don't. Three things set Ames apart from Ankeny, Des Moines, or anywhere else in the metro:
Ames really breaks down into at least four distinct sub-markets, each running on its own price and buyer dynamics. Knowing which one you're in matters.
Campustown + the campus-adjacent rings - Everything within ~1 mile of central campus. Older housing stock, lots of duplexes + small multi-family, heavy student renter market. Single-family homes here are typically owned by long-term faculty or by investors renting them. Price range: $200K - $425K depending on condition + bedroom count. Best for: investors (excellent house-hack territory) and faculty who want walking distance to campus.
South Ames + the Aldrich / South Riverside corridor - Newer construction mixed with established 1990s+ neighborhoods. Established residential streets in the Ames Community School District, 5-10 minute drive to campus. Price range: $325K - $650K. Best for: buyers who want newer construction and a short commute to campus.
North Ames + Ada Hayden area - Newer construction, lots of trail access (Ada Hayden Heritage Park is a real asset). More suburban feel. Price range: $375K - $750K+. Best for: families wanting newer construction without commuting to ISU daily.
Northridge + East Ames - Established mid-century + newer infill. Mature trees, larger lots. Closer to the Iowa State Center, Reiman Gardens, and the I-35 commute. Price range: $275K - $500K. Best for: value-conscious buyers + first-time buyers.

Considering options outside Ames? Gilbert sits just north with its own school district and a small-town feel within 10 minutes of campus. Nevada is east on Hwy 30 - established neighborhoods, easy ISU commute, lower entry prices. Huxley is south on Hwy 69, growing fast with new inventory.
