Sitting about 10 minutes east of Ames on US-30, the historic Lincoln Highway, Nevada gives buyers a small-town base with real-street access to Iowa State University and the Ames job market — usually at a noticeably lower price than Ames itself. When a buyer wants Ames-area jobs without an Ames-area price tag, Nevada almost always earns a look.

Why Central Iowa buyers keep choosing Nevada

Nevada's appeal is practical, and it comes down to three things I hear over and over:

• Affordability next to Ames. Typical home values in Nevada run well below Ames — often on the order of 20–25% less for a comparable home. For ISU staff, healthcare workers, and Ames commuters, that gap is the whole reason to look east.
• The Nevada Community School District — home of the Nevada Cubs — is a compact, single-town district covering PreK through 12, which many families value over a sprawling multi-building system.
• The location. 10 minutes to Ames and Iowa State on US-30. Roughly 40 minutes south to Des Moines via US-30 and I-35. A walkable, historic downtown along 6th Street and Lincoln Way that's a designated Main Street Iowa community.

Nevada neighborhoods — where to start your search

Nevada is smaller than the big metro suburbs, but it still breaks into distinct pockets — and knowing them up front saves you time. (All price bands below are general ranges that move with the market, not guarantees.)

Downtown & the historic core — The blocks around 6th Street and Lincoln Way, inside the Nevada Downtown Historic District. Older, character-rich housing stock, walkable to the county courthouse, library, and local shops. Price range: roughly $130K–$230K depending on condition and updates. Best for: buyers who want walkability and character over new finishes.

Established residential neighborhoods — The mid-century ranches, split-levels, and story-and-a-halfs that make up much of town. Mature trees, larger lots, and the entry-level price points first-time buyers look for. Price range: roughly $180K–$280K. Best for: first-time buyers and Ames commuters chasing value.

Newer construction on the edges — Developments like Oak Park Estates have brought newer lots and homes with easy US-30 access, and townhome options such as the Indian Ridge community add lower-maintenance choices. Price range: roughly $280K–$400K+ depending on lot and finish. Best for: buyers who want newer construction without an Ames or west-metro price.

Acreages & the rural edge — Just outside city limits, Story County acreages appeal to buyers who want space, outbuildings, or a hobby-farm setup within a short drive of Ames. Price range varies widely with land and outbuildings. Best for: buyers prioritizing land and privacy.

What the Nevada market looks like right now

Nevada in 2026 is an affordability play inside a strong regional job market. A few patterns I'm watching:

• Typical home values in Nevada have been running in the mid-$230Ks to around $250K, with condition, age, and lot driving most of the spread.
• Entry-level demand is real. Well-priced, move-in-ready homes under about $250K draw Ames commuters and first-time buyers quickly.
• The Ames spillover effect matters. When Ames inventory is tight or expensive, buyers widen their search to Nevada — which supports values here.
• FHA and low-down-payment conventional financing fit Nevada's price points well, which keeps first-time buyer activity steady.

House hacking in Nevada

The Nevada Community School District serves the whole town from PreK through 12, and the Cubs are a point of local pride. Highlights:
