Nevada, Iowa — pronounced neh-VAY-duh, and yes, it's the town, not the state — is the county seat of Story County and one of the best-value spots in the Ames orbit. Sitting about 10 minutes east of Ames on US-30, the historic Lincoln Highway, Nevada gives buyers a small-town base with real-street access to Iowa State University and the Ames job market — usually at a noticeably lower price than Ames itself. When a buyer wants Ames-area jobs without an Ames-area price tag, Nevada almost always earns a look.

Nevada is smaller than the big metro suburbs, but it still breaks into distinct pockets — and knowing them up front saves you time. (All price bands below are general ranges that move with the market, not guarantees.)

Downtown & the historic core — The blocks around 6th Street and Lincoln Way, inside the Nevada Downtown Historic District. Older, character-rich housing stock, walkable to the county courthouse, library, and local shops. Price range: roughly $130K–$230K depending on condition and updates. Best for: buyers who want walkability and character over new finishes.

Established residential neighborhoods — The mid-century ranches, split-levels, and story-and-a-halfs that make up much of town. Mature trees, larger lots, and the entry-level price points first-time buyers look for. Price range: roughly $180K–$280K. Best for: first-time buyers and Ames commuters chasing value.

Newer construction on the edges — Developments like Oak Park Estates have brought newer lots and homes with easy US-30 access, and townhome options such as the Indian Ridge community add lower-maintenance choices. Price range: roughly $280K–$400K+ depending on lot and finish. Best for: buyers who want newer construction without an Ames or west-metro price.

Acreages & the rural edge — Just outside city limits, Story County acreages appeal to buyers who want space, outbuildings, or a hobby-farm setup within a short drive of Ames. Price range varies widely with land and outbuildings. Best for: buyers prioritizing land and privacy.
