Source: Zillow market report emails for Ames 50014 (September 22, 2026) and Ames 50010 (September 23, 2026). Ames spans several ZIP codes; the figures above combine its two Zillow report areas to give a citywide picture. These two reports landed one day apart - the closest-dated pair yet, so the combined listing and sold counts are effectively a single-week snapshot rather than an approximation. The value range is still a range across submarkets - not a citywide average. West Ames (50014) consistently runs higher than north & east Ames (50010). Month-to-month comparisons are against the September 6, 2026 (50010) and August 13, 2026 (50014) reports. Ames is the Iowa State market - and that one fact changes everything about how you buy real estate here. Whether you're an investor sizing up student rentals, a faculty family moving to town, a recent grad putting down roots, or a professional relocating in, Ames plays by rules most Central Iowa markets don't. I've worked this market since 2020 out of a Flanders Team office that's called Ames home since 2010 - and I'd genuinely put our local knowledge here up against anyone's. For the bigger picture on homes, schools, and the market, my guide to living in Ames, Iowa covers what buyers and investors should know.

Why Ames is unlike any other Central Iowa market

Three things set Ames apart from Ankeny, Des Moines, or anywhere else in the metro:

Ames neighborhoods - know the zones before you shop

Ames really breaks down into at least four distinct sub-markets, each running on its own price and buyer dynamics. Knowing which one you're in matters. My buyer's guide to homes for sale in Ames also covers prices and how the Iowa State market really works.

Campustown + the campus-adjacent rings - Everything within ~1 mile of central campus. Older housing stock, lots of duplexes + small multi-family, heavy student renter market. Single-family homes here are typically owned by long-term faculty or by investors renting them. Price range: $200K - $425K depending on condition + bedroom count. Best for: investors (excellent house-hack territory) and faculty who want walking distance to campus.

South Ames + the Aldrich / South Riverside corridor - Newer construction mixed with established 1990s+ neighborhoods. Established residential streets in the Ames Community School District, 5-10 minute drive to campus. Price range: $325K - $650K. Best for: buyers who want newer construction and a short commute to campus.

North Ames + Ada Hayden area - Newer construction, lots of trail access (Ada Hayden Heritage Park is a real asset). More suburban feel. Price range: $375K - $750K+. Best for: buyers wanting newer construction without commuting to ISU daily.

Northridge + East Ames - Established mid-century + newer infill. Mature trees, larger lots. Closer to the Iowa State Center, Reiman Gardens, and the I-35 commute. Price range: $275K - $500K. Best for: value-conscious buyers + first-time buyers.

What the Ames market looks like right now

Ames marches to its own rhythm - one that diverges from the broader Des Moines metro. A few patterns I keep an eye on:

Investor + house hacking in Ames

If you're an investor or thinking about your first house hack, Ames is a strong cash-flow market. The math is unusually friendly here for a few reasons:

  1. Rental yields are higher than the Des Moines metro. A 4-bedroom single-family within 1 mile of campus can rent for $2,400 - $3,200/month - frequently exceeding the mortgage by a comfortable margin.
  2. Tenant turnover is annual and predictable. Lease cycles align with the academic year, so you can plan renovations + rent increases on a known calendar.
  3. Inventory exists at every price point. $200K duplexes, $300K single-family rentals, $450K multi-family - investor inventory is consistently available.
  4. The house-hack play is exceptional here. Buy a 4-bedroom near campus, live in one room, rent out the other three to students. Done well, you cover your mortgage AND build equity. Done with discipline, you graduate (or just keep doing it) with a paid-down asset.
