Bondurant is the east-side growth story - a small town that's becoming a real metro suburb without losing what made it appealing in the first place. If you're considering a move to Bondurant, here's the honest assessment from someone who works this market daily.
You'll love Bondurant if you...
The Bondurant-Farrar Community School District serves 2,824 students (2024-25, NCES Common Core of Data).
For specific school-level performance metrics, the Iowa Department of Education's School Performance Profiles tool is the most current objective source. I also keep a separate deep-dive on Bondurant schools if you want every detail.
Bondurant has several distinct sub-markets, each with its own character: Briarwood, Centennial Park area, Whispering Creek. Each has different pricing, character, and target buyer. For specific neighborhood guidance, I work through this individually during the buyer consultation. In the meantime, my buyer's guide to homes for sale in Bondurant covers prices, new construction, and how to buy smart.
18 minutes to downtown Des Moines via US-65. 12 minutes to Altoona.
Bondurant's outdoor life runs along a trail and a lake. The paved Chichaqua Valley Trail covers 26 miles from Berwick to Baxter, has been a National Recreation Trail since 2007, and passes the Bondurant Regional Trailhead, a small park the city added in 2013. Lake Petocka, listed by the Iowa DNR at 19 surface acres, holds bluegill, crappie and rainbow trout and is circled by a walking trail. The Bondurant Recreational Sports Complex sits on its northeast side.
In season, the Bondurant Farmers Market runs Wednesday evenings from May through October, and SummerFest arrives in June. For open country, Polk County's Chichaqua Bottoms Greenbelt covers more than 8,300 acres of wetland, prairie and old Skunk River oxbows in the county's northeast corner. One easy way to get a feel for it: pick a summer Wednesday, browse the market and Main Street, then walk the loop around Lake Petocka.
Prices move month to month, so I keep a dated market snapshot on the Bondurant area page and pull live MLS comps for any home you are serious about. Days on market vary by price point and neighborhood; I pull the current figure for your price range before we write an offer. To set that price range, my guide to how much house you can afford in Bondurant covers income, debt, down payment, and property taxes.
For a current snapshot of Bondurant inventory + pricing, I send a free monthly Central Iowa market report. Subscribe at Jackson's Hub.
Whether you're a first-time buyer, a move-up family, or a relocation buyer evaluating Bondurant for the first time, I can walk through what your specific budget gets you here vs. competing communities. No pressure, no sales pitch - just the numbers and the honest reality of the market.
