Indianola has an authentic small-town downtown square - restored brick storefronts, restaurants, the Warren County Courthouse, and Simpson College anchoring everything. If you're considering a move to Indianola, here's the honest assessment from someone who works this market daily.
You'll love Indianola if you...
The Indianola Community School District serves 3,599 students (2024-25, NCES Common Core of Data).
For specific school-level performance metrics, the Iowa Department of Education's School Performance Profiles tool is the most current objective source. I also keep a separate deep-dive on Indianola schools if you want every detail.
Indianola has several distinct sub-markets, each with its own character: North Indianola, near Simpson, east growth corridor, downtown. Each has different pricing, character, and target buyer. For specific neighborhood guidance, I work through this individually during the buyer consultation. My guide to homes for sale in Indianola covers home prices, the neighborhoods to know, and how the Simpson College market works.
25 minutes to downtown Des Moines.
Indianola is home to Simpson College, established in 1860 on what is now an 85-acre campus, where George Washington Carver briefly studied. Ballooning is the town's other signature: Indianola hosted the U.S. National Hot Air Balloon Championships starting in 1970, the National Balloon Museum opened its current building here in 1988, and the nine-day National Balloon Classic fills Memorial Balloon Field each summer.
Downtown, the courthouse square now holds the Warren County Justice Center, which opened in 2022 on the site of the 1939 courthouse. Lake Ahquabi State Park, dedicated in 1936, sits about six miles south with a 115-acre lake, and the Summerset Trail runs 11 miles northeast to Carlisle. Planning a tour? Time it with the Balloon Classic and walk the square while you're here.
Prices move month to month, so I keep a dated market snapshot on the Indianola area page and pull live MLS comps for any home you are serious about. Days on market vary by price point and neighborhood; I pull the current figure for your price range before we write an offer. Before we get to comps, my framework for how much house you can afford in Indianola helps you set that price range with income, debt, and property taxes.

Whether you're a first-time buyer, a move-up family, or a relocation buyer evaluating Indianola for the first time, I can walk through what your specific budget gets you here vs. competing communities. No pressure, no sales pitch - just the numbers and the honest reality of the market. If rent from extra space could help carry that budget, my guide to house hacking in Indianola walks through how it works.
