Madrid is a small Boone County trail town on the northern edge of the Des Moines metro — and it punches well above its size. It's the anchor town for the High Trestle Trail, sits minutes from the Des Moines River valley, and gives buyers something the fast-growing suburbs can't: genuine small-town value, room to breathe, and acreage options, all within a reasonable drive of metro jobs. If you want quiet without cutting yourself off from Ankeny, Ames, and Des Moines, Madrid deserves a serious look.

Why Central Iowa buyers look at Madrid

Madrid isn't trying to be Ankeny, and that's the point. In my experience, three things pull people here:

Madrid housing — what to expect

Here's the honest read: Madrid is a small market, not a collection of master-planned subdivisions. Instead of a dozen sub-markets, think in terms of a few housing types — and knowing the difference up front saves you weeks of looking at the wrong homes.

In-town classics near downtown — Older homes on established, walkable streets close to Main Street, the schools, and the trailhead. Character, mature trees, and the most affordable entry points in town. Best for: first-time buyers who value walkability and price over new finishes.

Newer subdivisions on the edges — Where most of Madrid's newer construction sits, with modern floor plans and larger lots than you'd get for the same money in the suburbs. Best for: buyers who want newer without a metro price tag.

Acreages and rural properties — The land around Madrid is where the acreage buyers shop: bigger parcels, outbuildings, and hobby-farm potential. Best for: buyers who specifically want space and don't mind a well and septic. These have their own inspection and financing wrinkles — worth having a plan going in.

Madrid's signature draw: the High Trestle Trail

The High Trestle Trail Bridge — a soaring former railroad crossing over the Des Moines River valley just west of Madrid — is one of the most recognized recreational landmarks in Iowa, especially when its steel frames are lit after dark. Madrid's trailhead is a natural jumping-off point for cyclists and walkers, and the trail connects the town toward Woodward to the west and Ankeny to the southeast. For a lot of buyers, that trail is the single biggest reason Madrid ends up on the list.

What the Madrid market looks like right now

I'll be straight with you: Madrid is a thin market, which means the data behaves differently than it does in a big suburb. A single unusual sale can swing the "average" for a whole month, so treat any precise median for a town this size with caution. Here's how I'd frame it:

House hacking in and around Madrid

House hacking is one of my specialties, and I'll give you the honest version for Madrid: true duplexes are scarce in a town this size, so the play here looks a little different than it does in Ankeny or Ames.

  1. Single-family with rentable space. A home with a finished basement, a separate entrance, or extra bedrooms can let you rent a room or lower level while you occupy the rest — the small-town version of a house hack.
  2. Buy in Madrid, rent to trail-town demand. Proximity to the High Trestle Trail and the metro's northern edge keeps rental interest steady for the right property.
  3. Widen the net. If duplexes are the goal, I'll often pair a Madrid search with nearby markets that have more multi-unit inventory so you're not waiting on a listing that rarely comes.

If you're investment-minded and early in your career, this is a strategy worth running the numbers on. Full house hacking playbook here →

Schools in Madrid

Madrid is served by the Madrid Community School District, a small PreK–12 district that's a genuine anchor of the community — the kind of place where the school and the town are hard to separate. For families, that tight-knit scale is often the appeal.
