Adel is the Dallas County seat and a growing community on the western edge of the Des Moines metro. About 25 to 30 minutes from West Des Moines depending on traffic, served by the ADM (Adel-DeSoto-Minburn) Community School District, and centered around a genuinely beautiful historic courthouse square - Adel is what a lot of the buyers I work with picture when they tell me they want "small-town feel with metro access."
I work with buyers all across Dallas County, and Adel comes up consistently from two distinct groups: buyers comparing school districts in a less-crowded setting than Waukee or West Des Moines, and remote-flexible professionals who realized they don't need to live in the metro core anymore and want more house, more land, or both for their dollar.
The historic downtown is real. The Dallas County Courthouse anchors the central square. The square itself - surrounded by restored brick storefronts, coffee shops, restaurants, and small businesses - has the kind of authentic walkable-downtown feel most communities have lost. The Sweet Corn Festival every August, the chamber's holiday tree lighting, and a Tuesday farmers market in summer. People here actually use their downtown.
The schools are the other big draw. ADM Community School District (Adel-DeSoto-Minburn) consolidates three communities into a single district that has grown rapidly in enrollment. A new high school is under construction on the south side of town, and the district reports growth in both enrollment and programs.
The price-per-square-foot calculus works. A new build in Adel can often deliver more house for the dollar than a comparable home in Waukee or West Des Moines. For move-up buyers, that gap is meaningful.
Southbridge - A large mixed-use development on the south side of town, between Highway 169 and Old Portland Road, with homes from builders including D.R. Horton, Lennar, and Destiny Homes, plus townhomes, senior living, and trails around a pond. Lots of recent construction activity.
North Adel - Established homes, closer to the downtown square.
Older homes near downtown - Character homes within walking distance of the square. Some are restored to perfection, some are still projects. Pricing varies widely with condition, from fixer-uppers to fully restored homes.
Acreages outside city limits - Once you're outside the Adel city limits, Dallas County opens up into rural acreage properties. Pricing varies widely with square footage, outbuildings, and acreage. Acreages are a real and active part of the Adel market.
ADM Community School District serves Adel, DeSoto, and Minburn - 2,278 PK-12 students (2024-25, NCES Common Core of Data). The district is building a new high school on the south side of Adel along Highway 169, expected to open in summer 2027. Highway 6 / U.S. 169 are the primary connections. Highway 6 has been a four-lane divided highway between Adel and I-35/80 since the early 2000s, and the corridor has seen ongoing intersection and signal improvements since then.

Will Adel keep growing? Yes - Adel grew from 6,153 people at the 2020 Census to 7,098 in the Census Bureau's 2025 estimate, and Adel's comprehensive plan supports continued residential expansion. The city's 2019 East Annex sewer project extended service east of the Raccoon River, opening roughly 1,700 acres for development.
Is the commute to downtown Des Moines a deal-breaker? Depends on the person. Plan on roughly 30 to 35 minutes each way, depending on traffic. If you commute 5 days a week to the urban core, you'll feel it. If you commute 2-3 days, it's very workable. If you work remote or in West Des Moines, it's a non-issue.
How are Adel property taxes? Dallas County's consolidated tax rates vary by city and school district. The actual annual property tax bill is driven by assessed value, the homestead exemption (Iowa converted the homestead credit to an exemption starting with the 2026 assessment year), and the consolidated district rate.
Can I find a newer ranch (single-story) home in Adel? Yes - newer developments like Southbridge include single-story ranch floor plans, which appeal to many downsizers. This is a real niche in Adel.
What about flooding or floodplain concerns? Some areas near the Raccoon River and creek corridors do have floodplain considerations. I check FEMA flood maps for every Adel address I show clients - it's a routine part of the due diligence.

Grimes sits northeast between Johnston and Dallas Center, still under the radar on price.
