Cash Bought 1 in 6 Central Iowa Homes in August

Central Iowa buyers ran into a cash offer more often in August than in July. Of the 1,263 homes that closed across the Des Moines metro, 216 were paid for in cash - 17% of all sales, up from 15.7% a month earlier. Conventional loans covered 878 closings. FHA covered 86. That mix, more than the list price, is what decides whose offer a seller takes seriously.

August's Financing Mix, Straight From DMAAR

The Des Moines Area Association of REALTORS® publishes how every closed sale was paid for. It is the most useful number in the release and the one almost nobody reads:

Same month, the metro median sale price came in at $319,725, up 5.5% year over year and essentially flat against July's $320,000. Homes took 50 days to sell, three days faster than a year ago.

Cash Gained Ground. Here Is What It Actually Buys.

A cash offer is not magic and it is not a higher number. What it removes is conditions: no appraisal to come in low, no underwriting to re-verify income in week three, no loan denial two days before closing. A seller comparing two offers is pricing certainty, and cash is the cheapest certainty on the table.

Which is exactly why a financed buyer should stop trying to out-bid cash and start trying to out-structure it. A fully underwritten pre-approval - not a pre-qualification letter from a form on a website - closes most of that gap for free. So does a realistic closing date, a clean earnest money deposit, and an inspection window you can actually hold to. FHA Covered 6.9% of Closings. House Hackers, Read That Twice.

FHA financing is where the low-down-payment leverage still lives - and at 86 closings out of 1,263, very few Central Iowa buyers are using it. For an owner-occupant buying a duplex, triplex or fourplex, that is the whole ballgame: FHA lets you into a small multifamily with a fraction of the cash a conventional investor loan demands, and the rent from the other units does the heavy lifting on the payment.

It comes with real rules, not just paperwork. The 83 Closings Nobody Talks About

Strip out conventional, cash and FHA and you are left with 83 August closings. That is VA, USDA and the smaller assistance programs - and two of those three can put an eligible buyer into a Central Iowa home with zero down.

Six and a half percent of the market is using these. That is not because they are hard to qualify for. It is because nobody brings them up.

More Listings Is the Counterweight

The reason none of this needs to feel like a fight: there is simply more to choose from. Active listings hit 4,702 in August, up 11.8% from 4,206 a year ago and up 4.8% from July. Closed sales slipped 2.1% year over year and pending sales eased 3.8%.

Read those together and the picture is straightforward. Supply is building faster than demand is absorbing it, prices are holding rather than climbing, and the pressure to win any one specific house is lower than it has been all year. Competing against cash is a real problem on a great listing in a tight pocket. It is much less of a problem when there are 496 more homes on the market than there were last August.
